Read the curb and flashing
We look for loose corners, lifted membrane, open laps, cracked sealant, and metal that has backed away from the curb. The curb height and condition affect how flashing can be rebuilt. A membrane termination should remain continuous at the vertical surface without blocking drainage or leaving a pocket where water can sit. We photograph all sides and note whether the skylight frame is stable. If the frame or glazing is damaged, that may require a separate glazing contractor rather than a roofing patch.
Inglewood's coastal plain has marine air and low cloud, while rainfall and humidity can vary over short distances. Those regional conditions do not tell us how a particular skylight is built; we inspect the assembly and trace the water path. Century Boulevard and Prairie Avenue are Inglewood corridors; a roof near either route still needs its own curb inspection. A Hawthorne roof area has separate buildings and flashing details, even when the weather pattern is similar.
Map every roof opening
Pipe boots, conduit supports, equipment curbs, exhaust fans, and skylights all interrupt the roof field. We list the openings near the reported leak and inspect their seals, attachment, and clearance from standing water. Several nearby penetrations can share a water path if their flashing sits within a low area. Replacing one boot does not resolve another open seam. The estimate marks which openings are included and whether equipment shutdown or access by another trade is required.
At industrial and commercial properties, rooftop equipment may be altered after the original roof installation. A new conduit or curb should not be set through a finished membrane without a compatible flashing detail. An industrial employment area near Century Boulevard includes commercial, industrial, and research uses across multiple parcels, but that does not establish the equipment on any roof. We verify each penetration during the walk. A curb and support review can coordinate mounting details, while leak repair documents the water route when the entry point is not obvious.
Choose a repair that holds
A stable curb with a localized split may need a new flashing boot or membrane patch. A deteriorated curb can require rebuilding the vertical surface before flashing is reinstalled. If the skylight frame is loose, roof work should stop until attachment and glazing questions are resolved. We distinguish these conditions in the scope because a patch that bridges a moving frame is likely to reopen. The proposal identifies compatible materials, removal limits, corner treatment, and how the finished seam will be checked.
When the roof membrane is nearing replacement, the skylight detail should be coordinated with the larger assembly. The new membrane may change the height at the curb, the edge termination, or the required insulation taper. We inspect before the roof is covered and capture the existing layers where they affect the tie-in. A replacement assessment can include skylight rebuilding as a distinct line item. If a coating is being considered, the curb flashing and surrounding surface must be compatible with the application in coating restoration.
Plan safe access below
A skylight can be fragile even when it looks intact. The crew needs a defined route that avoids stepping on glazing and protects workers from an unguarded opening. Inside, the owner may need to move equipment, protect sensitive rooms, or limit access beneath the work zone. We confirm the floor area affected, how the ceiling can be reached, and whether any system must be shut down. The work plan explains where materials are staged and when the opening will be exposed.
Inglewood Building Safety reviews plans, issues permits, and inspects work. A skylight replacement or alteration may have different requirements from a small flashing repair, so the owner should confirm the project pathway before construction. The City’s 2025 energy-efficiency standards can also apply depending on scope and filing date. We describe the roof work and leave code determinations to the applicable review. A phased work plan can reduce disruption when the opening sits above an active office or tenant space. A photo record identifies the curb before, during, and after repair.
Close the flashing record
Closeout photos should show each curb corner, the membrane upturn, the counterflashing, and the roof field around the opening. We note any cracked glazing, frame movement, or item left for a separate trade. If a water test is suitable, we agree on the method and protect the interior before it starts. The next inspection can then compare the same corner or penetration rather than relying on a general note that the skylight was repaired.
Inglewood receives much of its measurable rain in late fall and winter, with very dry summer months. That timing makes it useful to check skylight corners before a rainy period, but it does not establish the condition of a given curb. A Hawthorne skylight curb and a Culver City curb are separate roof details with their own flashing, frame, and water path. We keep each photo record tied to the address inspected. When similar openings recur across a portfolio, roof asset management can group the observations without merging distinct assemblies. A condition report can preserve the repair boundary and inspection notes. If the curb sits beside a drain, equipment base, or wall joint, we note that relationship because it can change the route water follows. A future ceiling mark can then be reported against a specific opening instead of sending the crew to inspect every skylight on the roof. The next walk can compare that curb corner with the closeout photo and note whether the seal remains intact.
